This part of the island is endowed with plenty of sunshine throughout the year. There’s some occasional rain (about 100 days in a given year) and no snowfall. Some of the hottest months are usually in July and August, while November and April are generally considered to be the most comfortable months.

Longboat Key Rental Ownership Program

Purchasing a condo in Longboat Key Club not only gives you a beautiful vacation destination you can personally enjoy, it also allows you to get exceptionally high returns on your investment. Owners can sign up for the Ownership Rental Program, which rents eligible units to both seasonal and year round guests. Participating condo owners can exclusively make use of the unit for a total of 28 days (14 days in season from December 15 to April 30 and 14 days off season from May 1 to December 14). When owners are not in residence, management will allow vacationers to book and stay in your unit/s.

Revenue sharing opportunity

As an incentive for joining the program, condo owners receive 50% of the nightly room revenue. The remaining 50% is allocated for management fees. Participating owners will have full access to Longboat Key Club’s entire suite of services and exclusive amenities.

The Resort at Longboat Key Club is the best income generating property we know of on Longboat Key. Many owners also appreciate the convenience and peace of mind the program offers since management staff takes care of marketing and reservations, as well as cleaning and maintenance of the property.

Owners have the option of not participating in the rental program with 120 days’ written notice, after which time they would also be able to cosmetically alter the interior of the residence. Owner usage would not be limited in this scenario and they may opt to rent out through a 3rd party with some restrictions. The amenities of the Longboat Key Club would not be available to an owner not participating in the hotel’s rental program. We recommend an owner not in the program, purchase a membership to the Longboat Key Club to enjoy all of the nearby amenities. The HOA fee would remain the same (at current rate) and currently covers the following: Building Exterior, Cable, Community Pool, Escrow Reserves Fund, Ground Maintenance, Insurance Building, Manager, Private Road, Roof, Trash Removal, Water/Sewer.
